Buying and selling homes across metro Denver

Residential and commercial real estate are two different worlds. I've worked in both.

Buying or selling, you'll know what the home is really worth, and I'll hold that number when the other side pushes back. 10 years in real estate and $120M+ closed, including 8 years in commercial real estate, where buyers challenge every number.

Send your address. I reply within one business day, and your range and the sales behind it follow a few days later. Free, nothing to sign.

Working with Jake

For 8 years, everyone across the table from me did this for a living.

In commercial real estate, the buyers and sellers are full-time professionals, with lawyers and accountants behind them, and they take nothing on faith. Every number gets checked. Every flaw becomes a reason to ask for less. Deals get pulled apart and put back together more than once before they close. Negotiating with them taught me to show my work.

I started in residential, and I came back to it for a simple reason. To the people who buy a building, it's a line on a spreadsheet. A house never is. It's home, and for most people it's one of the biggest decisions they'll ever make. It deserves care, and it deserves everything I learned from the commercial world.

So when you sell, you'll see exactly how I got to your price, and I'll know the difference between a buyer who found a real problem and one who's fishing for a discount. When you buy, I do the same checking for you, on the price, the inspection and the fine print, before you sign anything. And you'll get it straight, including the advice not to sell, not to buy or not to counter.

Where to start

Selling, buying, or both.

Every home gets the same work, from a first condo to an acre in Cherry Hills Village. Here's what you get.

Selling

Know what your home is worth before it lists, and price it for the first few weeks, when buyers pay the most attention.

  • The value and the sales behind it
  • The list price, and why that number
  • A review date, agreed before we list
  • What you'd walk away with, after costs
How I sell a home

Buying

Know what a home should sell for before you write the offer, whether it's your first or your fifth.

  • What it should sell for, before you offer
  • What the seller paid, and how long it has sat
  • An offer built to protect you, then the negotiation
  • The inspection, read with you, before you close
How I help you buy

Moving, or both

Moving to Denver, moving up or downsizing. One plan for the home you're leaving and the one you're buying.

  • A one-page comparison of the areas that fit the job, the schools and the budget
  • Both sides run as one plan, the sale and the purchase, in the order that fits you
  • Dates set around your life, not the other way around
  • Your sale in another city, through a Corcoran agent there
How a move works

Just curious?

Most people who ask what their home is worth aren't selling. Ask anyway. A range, the sales behind it, no charge, nothing to sign.
