Neighborhoods

Know the market before you make the move.

I work across metro Denver and the surrounding areas. These are a few of the neighborhoods I write about every month, with what's happening in each. Every number here carries its source and its date.

The Preserve

Koelbel & Company's 540-acre custom-home community on the old Greenwood Ranch, with 398 homes on half-acre-plus lots, no perimeter fences, a 59-acre nature preserve and the High Line Canal. The benchmark for large-lot living inside the city.

Greenwood Village

Incorporated in 1950 on the ranch that gave it its name. Acre lots and the Old Village west of Holly Street; established neighborhoods and the Landmark toward the Tech Center. 22 parks, 26.8 miles of trails, and the Tech Center's jobs 5 minutes from most front doors.

Castle Pines and the south

Village at Castle Pines, Castle Pines North, Heritage Estates and RidgeGate in Lone Tree, Backcountry, The Timbers and The Pinery, the Colorado Golf Club, and Ken-Caryl Valley in the foothills. More land and more house for the money, a longer drive, and a market still a few points below its 2022 high.

The backdrop

Every one of these markets sits inside the same metro. The top of the market has more choice than it has had in years, the $1M to $2M band does not, and rates are doing most of the work on the payment. The metro numbers behind that, updated every month, live in the Market Report.

Where values have gone

Location held its value. The metro didn't.

Metro Denver's typical home peaked in mid-2022 and is still about 12% below that today. The established, land-rich neighborhoods are at or near their highs. Same rates, same economy, different answer, and the difference is location.
