Denver's established neighborhoods

Why are there two prices on the same street?

A straight answer, with the source. The full picture, the numbers, the schools and the commute, is on the neighborhood page.

The short answer

Because a buyer is choosing between two products that share a block. One is a finished new home, priced by the foot. The other is a prewar house whose value is mostly the lot beneath it. The gap between finished-new pricing and land pricing is the whole story here, and it's why a neighborhood median tells you very little about one house. I price lot value from recent teardowns on comparable blocks first, then the improvement.
